We are a family owned and operated land surveying company in the Argyle Building at 46 Stirling Terrace, Albany. We work for landowners, developers, builders, contractors and local and state government, and as land surveyors in Albany we cover the South Coastal, Great Southern and South Western regions of Western Australia. The name is simply where we are: Albany sits at roughly 35 degrees South, 118 degrees East.
35 Degrees South commenced business in February 2000, set up to meet the need for cost-effective and timely surveying in this part of the state. Our own line about it is that no job is too big or too far, and the work has taken us a good distance from Stirling Terrace — as far as Leonora in the Northern Goldfields and up to Kununurra. We opened a second office in Esperance at Unit 2B, 113 Dempster Street, which is where a lot of the eastern work is now run from.
The surveying we do
Our range runs from a single boundary peg to the setout of a road. A re-establishment survey, or re-peg, is routine work for builders before construction starts, and precise boundaries matter more each year as density codes tighten and walls end up closer to the line. Identification surveys need a licensed surveyor to fix a boundary precisely and determine whether anything encroaches over it, and we can also provide advice and measurements on adverse possession.
Services we offer
- Urban and rural subdivisions: subdivisional design, preparation and submission of applications, and negotiation with statutory authorities and local government.
- Boundary re-establishment (re-pegs): routinely done for builders before new or additional buildings go up.
- Strata surveys: for single and multiple building developments on one parcel, including certain rural developments.
- Site feature surveys: ground level contours and existing features, required by almost all local authorities before a building licence is granted, delivered as plans or digital data in your choice of CAD format.
- Building, road and construction setout: including stormwater drainage and sewerage, unconventional building shapes, difficult terrain, and as-constructed surveys afterwards.
- Vineyard surveys: soil test pit and contour location, accurate vine row spacing and orientation, and placemarks to guide dozers, strainer poles and trellising in the Denmark, Mt Barker and Frankland regions.
- Farm plans: mapping a property so satellite positioning equipment can be used across it.
- Mining tenements: we are approved and licensed to carry out authorised tenement surveys for the state’s mines regulator.
- Audit surveying and control: survey auditing on major road projects, and road alignment control to Main Roads Western Australia requirements.
- Lettable area (BOMA) surveys: commercial, industrial and retail area measurement, certified by a licensed surveyor.
- Hydrographic and dam surveys: bathymetry and small marine surveys for underwater mapping and volume calculation, on dams, rivers, waterways and beaches.
Drones, dams and stockpiles
Drone surveying is what we specialise in, and we have been flying since December 2016. We keep a small fleet of multi-rotor UAVs with high quality cameras for georeferenced orthophotography, and we use them for topography, thermal imagery, videography and volume surveys, as well as environmental and coastal monitoring where we want to leave a minimal footprint. Mapping dams for volume capacity is a particular interest of ours. Stockpiles are the other regular job — nobody has to climb a steep pile on foot any more, which makes a gravel pit or a woodchip stack faster, cheaper and a great deal safer to measure.
Who you will be dealing with
Mark Anderson has been a licensed surveyor for 35 years and is also a qualified hydrographic surveyor. Mark and his partner Pauline both hold Remote Pilot Licences and are CASA ReOC certified. Alongside them we employ an engineering surveyor, two technical survey assistants and a part-time draftsman. We are a quality assured company certified to AS/NZS ISO 9001:2015, we work to the risk management principles set out in the Risk Management Program for Surveyors, and we comply with the legislated safety requirements of Western Australia.
