Opteon Albany: Property Valuers in Albany WA
Opteon’s Albany office is at Unit 3, 91-93 Aberdeen Street, and it is the base for our property valuation services in Albany and across the Great Southern. We prepare valuations and provide property advice for owners, buyers, lenders, accountants and businesses, on everything from a house in town to a farm well inland. Nick Walls is the Managing Partner of Opteon Albany and Great Southern WA, and Ben Murphy is a partner in the business.
The people you will be dealing with
Nick Walls became Managing Partner of Opteon Albany and Great Southern WA in 2017, and he is also our director for agribusiness across Western Australia and South Australia. He began his valuation career valuing residential property in Perth, then moved to New Zealand to develop his commercial and industrial work, and came back to Perth with a small firm working on compensation valuations. He moved to Albany in 2010 and has since valued a broad range of property throughout the Great Southern, including trading properties in the tourism and hospitality sectors, residential development land and agribusiness. His areas of expertise run to office, industrial and retail property, hospitality, petroleum sites, going-concern valuations of trading properties, valuation for compensation purposes, and property matters arising under family law.
Ben Murphy came to Opteon in 2018 after a 15-year career in business banking. He conducts residential and commercial valuations along the south coast of Western Australia, and in and around the Albany region in particular. His work covers residential and commercial valuations, pre-sale and pre-purchase valuations, rural lifestyle property, rental valuations and asset valuations for financial reporting.
The Great Southern is the patch we cover
From Aberdeen Street we work throughout the Great Southern region, including Denmark, Mount Barker, Walpole, Jerramungup and Gnowangerup. Our valuers are based in the region rather than travelling down for the job, which is the point of keeping an office here. Agribusiness and rural property is a substantial part of what comes across our desks, alongside houses, shops and commercial premises in Albany itself.
Valuations we prepare
What we are usually asked for
- Purchase and sale: an independent figure before you buy or list.
- Mortgage: valuations prepared for lending purposes.
- Estate and succession planning: for families working out how property passes on.
- Separation of assets: valuations where property has to be divided.
- Insurance renewal: so a building is insured for what it would actually cost.
- Self-managed super funds: valuations of property held inside a fund.
- Accounting, taxation and financial reporting: figures your accountant or auditor can work from.
- Developments and projects: valuations of sites and staged projects.
- Compensation: valuations prepared where land or an interest in it is being taken or affected.
- Going concern: valuations of trading properties, where the business running on the site is part of the picture.
Property advisory
Alongside the valuation work we provide property advisory. That covers acquisition and disposal, development feasibility assessments, rent reviews and rental determinations, and strategic property advice. It also runs to the less common jobs a region like this throws up: biodiversity assessments, compulsory acquisition, and infrastructure projects. If you are weighing up whether a site stacks up before you commit to it, that is the side of the business to ask for.
The property we work across, and how to reach us
The property types we cover run from residential, office, industrial and retail through agribusiness and rural, developments and projects, hospitality, childcare and education, hospital, medical and NDIS property, motels, caravan parks and boarding houses, community and public assets, and petroleum sites.
The office is at Unit 3, 91-93 Aberdeen Street, Albany, with post going to PO Box 5270, Albany WA 6332. To arrange a valuation or talk through what you need, call 1300 40 50 60 or email [email protected]. If you are not sure which kind of valuation your accountant, lender or solicitor has asked for, tell us what the figure is for and we will sort out the rest.
